Step one: scoping the job over the phone
Most jobs are scoped in a two-minute call or a couple of texted photos. What matters is the building's age and exactly which materials your project will disturb, because that determines the sample count and the price.
Step two: sampling in your home
The inspector mists the material, removes a coin-sized piece including all layers, seals and labels it, and records the location. Wet methods and immediate containment are what keep sampling safe — you do not need to leave the house.
Step three: the laboratory
Samples go to an accredited lab for PLM analysis with dispersion staining, the EPA-recognized method for bulk building materials. Where content sits near the 1% regulatory threshold, point counting gives a more precise figure.
Step four: your report
The deliverable is a PDF you can forward to anyone who needs it. It contains:
- Property address, inspection date and inspector identification
- A description and photo reference for every homogeneous material sampled
- Asbestos type detected (chrysotile, amosite, crocidolite) and percentage per layer
- Clear pass/fail language: asbestos detected or none detected at the 1% threshold
- Laboratory accreditation details and the analytical method used
- Full chain-of-custody documentation from collection through analysis
